Rental Policies and Conditions:
Payments Accepted Credit Cards, Personal Checks, Bank Transfers. If paying by Credit Card, a 3% Processing Fee is added to reservation.
Minimum Stay: A minimum stay of 3 nights required during standard rental dates. Currency: All currencies are shown in USD. Short Stay Reservations less than 30 nights: Minimum 3 night stay on all rentals.
There is no charge for cleaning as long as you pickup and dispose of all garbage and wash your own dishes. If unit is left excessively dirty, an excessive cleaning cleaning is charged at $35 per hour, plus tax.
Extended Stay Reservations, 30 Nights or longer: Stays 30 nights and longer require a Partially Refundable Cleaning Deposit of $500. On departure, your unit is cleaned, and, if needed, carpet shampooed and the costs of these services are deducted from your deposit. The costs varies with each rental and is dependent on size or rental and the status it is left in. The remainder of your deposit will be returned to you within 30 days.
To Reserve: Payments: 35% deposit required to reserve a rental, with Balance due 60 days prior to arrival. We Accept Mastercard, VISA and Discover.
Cancellation: A 10% Cancellation Fee is charged on Stays Cancelled 60 days or greater before arrival, No Refund for stays cancelled less than 60 days prior to arrival or departure
Taxes: 6% Bed Tax Year Round for stays less than 30 nights 6% Sales Tax Summer April 1 - September 30 5% Sales tax Winter Oct 1 - April 30 Stays 30 nights or longer are sales and bed tax exempt
Other: No Smoking Inside Any Rental. Smoking inside will result in a $500 Cleaning Fee Automatically. No pets allowed without prior approval and only on select homes. Homes are in residential area. Disturbance of neighbors may result in eviction without a refund.
