Specific Rate Details

Short Stay Reservations:

Short Stays less than 30 nights, Base Rate Includes up to 4 persons/child.
Each additional person/child is $50 per person per stay based on whole stay (no discounts for partial stays).
There is no charge for cleaning as long as you pickup and dispose of all garbage and wash your own dishes.
If unit is left excessively dirty, an excessive cleaning cleaning is charged at $35 per hour, plus tax.
Extended Stay Reservations, 30 Nights or longer:

Extended Stays 30 nights or longer, price shown includes up to two people, extra people $500 each for 30 nights.
Stays 30 days and longer require a Partially Refundable Cleaning Deposit of $500. On departure, your unit is cleaned, and, if needed, carpet shampooed and the costs of these services are deducted from your deposit. The costs varies with each rental and is dependent on size or rental and the status it is left in. The remainder of your deposit will be returned to you within 30 days.
Payments:

35% deposit required to reserve a rental, with Balance due 60 days prior to arrival.

Stays 30 nights or longer require payment by E-check and with Auto Pay
Cancellation:

No charge on cancellations made within 24 hours of booking
10% Cancellation on Stays Cancelled 60 days or greater before arrival, or departure
No Refund for stays cancelled less than 60 days prior to arrival or departure
Taxes:

6% Bed Tax Year Round for stays less than 30 nights
6% Sales Tax Summer April 1 - September 30
5% Sales tax Winter Oct 1 - April 30
Stays 30 nights or longer are sales tax exempt
Other:

No Smoking Inside Any Rental. Smoking inside will result in a $500 Cleaning Fee Automatically.
No pets allowed without prior approval and only on select homes.
Homes are in residential area. Disturbance of neighbors may result in eviction without a refund.

Check-in 3pm, Check-Out 10am, all early arrivals and late departures must be preapproved and extra fees may apply.

No Smoking Inside, and Outside, Only in Preapproved Areas and Butt holders must be used.

No Pets without Prior Approval and Only on Select Homes

Cancellation; 10% Cancellation Fee on all Cancellations from date of reservation being made until 60 days prior to arrival. No refunds for cancellations made less than 60 days prior to arrival.

Travel Insurance is available at 7% of your reservation cost.

Damage Deposits, in Lieu of a Damage Deposit, we require the purchase of an Accidental Damage Protector, which ranges from $45 to $69, depending on size of home.
