Short Stay Reservations:

Short Stays less than 30 nights, Rates shown are for up to four people.
$100 per night, plus tax for each additional cottage.
$150 Hot Tub Cleaning Fee if Hot Tub is to be Used.
Kayaks and Bikes are available at no charge, to use at your own risk, per the rental agreement.
Cleaning Deposit on Short Stay is $500,
Accidental Damage Protector is $69
Absolutely no smoking inside, and all cigarette butts MUST be disposed of in the butt holder, or you will be charged for cleanup.
Pets are welcome at an extra fee, and understanding that they are welcome to roam the island, but if your pet is small, it may be attractive to an eagle. Not responsible if your pet should have an accident. Also, if they leave a "gift" within sight in the house that you can see, it must be picked up.
Children are also welcome, but are never to be left at the home without responsible supervision.
Short Stays less than 30 nights, Base Rate Includes up to 4 persons/child.
Each additional person/child is $50 per person based on whole stay (no discounts for partial stays).
There is no charge for cleaning as long as you pickup and dispose of all garbage and wash your own dishes.
If unit is left excessively dirty, an excessive cleaning cleaning is charged at $35 per hour, plus tax.
Extended Stay Reservations, 30 Nights or longer:
Extended Stays 30 nights or longer, price shown includes up to two people, extra people $500 each for 30 nights.
Stays 30 days and longer require a Partially Refundable Cleaning Deposit of $500. On departure, your unit is cleaned, and, if needed, carpet shampooed and the costs of these services are deducted from your deposit. The costs varies with each rental and is dependent on size or rental and the status it is left in. The remainder of your deposit will be returned to you within 30 days.
35% deposit required to reserve a rental, with Balance due 60 days prior to arrival.

TAX INFO: Sales Tax: 5% Winter Stays, 6% sales tax Summer. Invoices charged Sales Tax charged only on first $1,500 of invoice for each home or tour per month. 6% Bed Tax charged on all home rentals less than 30 days. For tax purposes, Summer Season: April 1 through September 30th. Winter Season: October 1 through March 31st. Stays 30 days or longer are exempt from city sales and bed tax. Reservations that include winter and summer dates, will be taxed on the departure date rate. Reservations that are for multiple homes will be charged on separate invoices and charged tax accordingly.
RESERVING: 35% deposit is required to reserve, with balance due 60 days prior to arrival. Bookings made less than 60 days prior to arrival must be paid in full at time of booking.
If multiple parties are paying for the same reservation, invoice will be split, and a $10 fee will be charged for each invoice. Each invoice will be taxed separately as noted above in accordance to Sitka Taxe requirements.
CANCELLATION: You may cancel your reservation up to 24 hours after booking with no cancellation charge. After this, stays cancelled 60 days or greater before arrival will incur a 10% cancellation or change fee. There are no refunds for stays cancelled 59 days or less prior to arrival or after arrival. It is highly suggested you purchase Trip insurance, either from your preferred agent, or Welcome Home Vacations.
TRIP INSURANCE: Welcome Home Vacations offers travel insurance through Royal Adventure Travel Protection, underwritten by Jubilee at Lloyd's, which will protect your vacation investment against unexpected events that might cause you to cancel your trip. These events might be an illness, injury or death to you, a traveling companion or a family member of anyone in the traveling party, Hurricanes & natural disasters, a job termination, or 20+ additional covered reasons." "Also, if you might have anyone in your party who may have a pre-existing medical condition, it is important to buy the travel insurance now, at time of booking, so that pre-existing conditions are covered fully under the policy". This is particularly important in Sitka reservations as they may be made as far as a year ahead, leaving room for many things to happen in your life. Also, weather can be very variable in Sitka, even in the summer, causing delayed arrivals.
HOUSEKEEPING: While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Mid-Stay cleaning is available, however, at a rate of $35 per hour. Please call the office to arrange. Some owners may at their discretion include or require a weekly or monthly cleaning to prevent buildup and protect the rental.
